Trade Specifications

The following Trade Specifications must be read in conjunction with all other Contract documentation including; Tender Letter, Operating Procedures for All Contractors, Conditions of Contract for Works, Labour Only and Purchase Orders, General Construction Notes (England & Wales), Suppliers and Sub Contract Works - SLA and the Company's Occupational Safety, Health & Environmental Management System.

Our aim is to enable our sub-contractors and suppliers to access key Commercial information such as Terms & Conditions, Trade Specification, etc. online as soon as they are updated and revised. We hope that this will ensure that our supply chain is always fully informed as quickly as possible.

Whilst available online, this information is also available from the Commercial Departments at our Divisional offices and will form part of any contract we place (as set out in the Order).

As part of the integration work which is now underway, you will see changes being incorporated into these Trade Specifications, in the near future, to include Redrow Homes specifications. Currently, where the Barratt Homes and David Wilson Homes logo's exist, these Trade Specifications are only applicable to these brands of Barratt Redrow plc.

Please be aware that bogus web sites seeking fees for the chance of working with major contractors exist.

Revision AA - 01.07.2024

Updated to clarify that an ARC TCB Square cavity barrier must be fixed to the timber frame panel.

Changes have been made to note that bricks stacked at build locations should be covered with appropriate protection and that walls must be protected until mortar has set to resist frost damage.

General section item h) Drug/Alcohol Testing added - the company reserves the right to test any persons on our sites for alcohol and drugs. Anyone who refuses to participate in any sampling being undertaken on site, will be asked to leave the site immediately and prohibited from working on any of the company's sites until non-negative tests have been provided.

The contractor must have an appropriate policy in place and have a programme of sampling of their workforce. From the 1 January 2023, 25% of the contractors' workforce on the company's sites must be randomly tested every 6 months. The contractor is to make reference to SHE Form 09 for policy on those individuals who provide non-negative samples.

Drylining Coving Screed

Revision AM - 01.07.2025

General Section, numbering has been added for reference purposes, all subsequent sections have been renumbered.

General Section 1, Subsection l) has been updated to require the Contractor to determine whether the inclusion of the Proctor Procheck Adapt Vapour Control Layer is required. Please liaise with the Divisional Commercial team for them to advise the method of roof construction on room-in-roof houses.

Section 6, Subsection 6.10 has been added relating to house types where the roof structure is constructed with Structural Insulated Panel (SIP).

Section 9, Subsection 9.12 has been added relating to the requirement for bay window and light box reveals being fitted with insulated plasterboard fixed in position with a u-channel plasterboard receiver.

Section 10, Subsection 10.5 has been amended to include the requirement for the Contractor to supply u-channel and fix to window frame to take plasterboard return as per Group Standard Details.

Electrical

Revision AV 01.07.2025

General Section, numbering has been added for reference purposes, all subsequent sections have been renumbered.

Section 6, Subsection 6.5, Section 27 TELEVISION, Subsection 27.1 and 27.4 have been amended to remove reference to media plates as these are being replaced by individual electrical accessories.

Loft Insulation

Revision Q - 01.01.2025

Subsection 4.2 has been added to note that, where there is a platform installed by others in the loft space, the Loft Insulation must be reduced in thickness locally to maintain a 50mm ventilation gap between top of insulation and the underside of the platform.

Mastic

Revision R - 01.07.2024

The requirement for Everbuild 825 silicone sealant mastic on Everbuild joint backer rod at eaves between soffit and top of facing brick on Timber Frame has been added.

The schedule of materials has been updated to include for Everbuild Tecnic Joint Backer Rod for External Mastic.

Plot Groundworks

Section G) Group Suppliers

Subsection 5.4, Drives specification details have been updated together with British Standard references.

Subsection 8.5 wording updated to provide greater clarity on the groundworkers requirements when Air Source Heat Pumps are specified on the site.

Subsection 11.7 Filling under ground floor slab has been updated in accordance with the requirements of NHBC Standards 5.1.9 and the material must be approved as being suitable for use by the site groundworker and site Structural / Civil Engineer.

Subsection 11.9 has been updated to reflect the checks to be completed on IPCUs.

Roads & Sewers Stage 2

Revision O 01.01.25

Section 6) Wearing Course has been updated:

6.1 The Contractor shall allow for adjustment of all ironworks to the required finished levels prior to laying surfacing. The Contractor shall also make due allowance for any temporary ramps or fillets to the perimeter of all ironworks that may be required prior to completion of the surfacing works. The Contractor shall install all ironworks in accordance with adopting authority requirements and shall allow for any remedial works as necessary to repair or replace any damaged or defective works prior to final surfacing.

6.2. The contractor is responsible for ensuring all works completed by others are installed in accordance with adopting authority requirements prior to completion of any surfacing works. The Contractor shall notify the Company of any defects prior to commencement of any works.

Roads & Sewers to Binder Course inc. stage 2

Revision T 01.01.2025

Section 24) Wearing Course has been updated.

Scaffolding

Revision V - 01.07.2025

Section e) Competency, amendments have been made to the section to add the Scaffold Association as an alternative accreditation, and to remove the reference to OHSAS which was replaced by ISO 45001 in February 2021.

Reference to Barratt Developments PLC has been replaced by Barratt Redrow plc.

Section h) Health & Safety, this section has been updated to remove the applicable date when drugs and alcohol testing is introduced together with the percentage of the Contractors workforce to be randomly tested being a 25% every 6 months.

Section 2 Scaffolding Design/Ties and Bracing, amended subsection 2.2 change of reference, change to subsection 2.16 to remove the reference to Kwikstage Access Designs.

Section 4 Scaffold Base has a new subsection 4.4 added to reference a minimum 2m wide compacted level base will be provided, by others.

Section 5 Access to Working Platforms, has a new subsection 5.4 added to note access requirements through working platforms.

Section 7 Working Platforms, a new Load Class has been added to the table at subsection 7.2.

Section 8 Scaffold Boards, a new table has been added to subsection 8.8 where lapped boards on system scaffold occur.

Section 11 Loading Bays, has a new subsection 11.7 added to note the requirements for loading bay maximum safe working load signage.

Section 13 Erection / Dismantling Procedures, has a new subsection 13.6 added that notes the requirements for erection and strike zones being demarcated by yellow pedestrian barriers, so persons cannot inadvertently enter that area.

Section 18 Training and Supervision, has a new subsection and table added at 18.4 to provide the requirements for emergency contact telephone numbers relating to scaffolding operations and number of inspections.

Section 21 Personal Protective Equipment, has a new subsection 21.4 added to mandate that all Scaffolders erecting and handling scaffold must wear gloves.

General Section, numbering has been added for reference purposes, all subsequent sections have been renumbered.

Section 1, subsection h) Material has minor changes.

Section 4, subsection 4.1 has been deleted and minor changes have been made to the renumbered subsection 4.2 and 4.2.

Section 8, subsection 8.1 has been amended to note the positioning of window and french door frames in a check reveal. Subsection8.2 has a number of changes with reference to the fitting of windows including details for timber frame construction. Subsection 8.4 has been added for compliance of NHBC 2025 clause 6.7.4. Subsection 8.5 relating to severe weather rated areas has been removed.

Section 9, subsection 9.2 has been amended to confirm the nominal thickness of the profile, in accordance with BS EN 12608-1:2016. Changes have been made to subsections 9.5 and 9.9.

Subsection 9.15 has been updated with reference regulatory compliance. Subsection 9.16 has been replaced with reference to Part O Overheating. New subsections 9.17 and 9.18 have been added with reference to guarding compliance for height and load.

Section 10, Subsection 10.2 has amendments reference to British Standard references, a correction has been made to the pattern of obscure glazing in Subsection 10.7, an amendment has been made to Subsection 10.11.

Section 11, Subsections 11.2 and 11.4. Subsection 11.6 has been updated with reference to fastener size and type.

Section 12, Subsection 12.1 has been updated on window performance values.

Section 14, Subsection 14.1 has been updated with British Standard references, Subsection 14.2 has been added for system suppliers test data, Subsection 14.4 has been removed.

Section 15, minor changes have been made in Subsections 15.1 and 15.2
